Two of Victoria’s high-performing industrial agents, Ricardo Cappelletti and Bryce Pane, have officially opened the doors of a challenger agency — AND Property.
The founders have had illustrious careers in Australia’s property market, both specialising in Melbourne’s industrial sector. They’ve consistently been recognised as high performers within Victoria's industrial market over the past decade and have worked with clients of every size.
The launch of the new agency comes as the duo lists over $50M of prime industrial properties for sale, including:
- 23 Banfield Court, Truganina: A low-site coverage facility sitting on over 29,825 sqm at just 8.4 % coverage with a short WALE. For sale via expressions of interest with an asking price of over $21M, closing at the end of March.
- 9 – 11 Fitzgerald Road, Laverton North: A 10,150sqm site featuring a workshop with multiple bays in an Industrial 2 Zone, offering few restrictions. Offered via private sale with expectations of around $9.75M.
- 57 Patch Circuit, Laverton North: A high exposure 9,998 sqm development site with approved plans, ideal for transport and display yard groups or developers. For sale via expressions of interest, with a price guide of $8M+, closing in early April.
- 46 Burke Street, Braybrook: A four-lot land subdivision with sizes ranging from 1,854 sqm – 3,202 sqm. Offered via private sale with a total land value of around $11M
- 2 University Place, Clayton: A 900 m2 stand-alone facility sitting on just over 1,000 m2 of land to be sold via EOI closing in early April with a price guide of $2,800,000 plus
Cappelletti says AND will differentiate itself by prioritising relationships over one-off transactions, “AND is about connection. Both Cappelletti and Pane formally departed from CBRE in late September after nearly a decade both there and for Cappelletti an earlier stint at CVA.
According to Pane, this foundational experience will set the agents up for success in their latest venture, “We’re very grateful for our formative years at CBRE. They gave us the freedom to learn, grow and succeed. But all good things must come to an end and it ultimately felt like the right time to build something for ourselves. We’re really excited for what the future holds for us and our partners.”
Cappelletti adds, “Bryce is a formidable agent and an incredible business partner. The term ‘humbled’ gets thrown around a lot, so I won’t use it. Instead, I’ll say that I’m incredibly grateful to be able to partner with him for this venture. It also helps that he is, without a doubt, one of the kindest people I’ve ever met.”
