Whilst arguably unwarranted speculation of an apartment glut continues to dominate headlines in Victoria, large scale, high density projects continue to dominate New South Wales listings with developer and investor appetitive remaining strong for these types of opportunities.
Ray White Commercial have listed an approved development featuring one hundred and five apartments across a site area of 7,818sqm in the highly popular Edmondson Park. With nearby linkages including the M5 and M7 motorways as well as the Edmondson Park train station, the site is already generating strong enquiries from mid to high density developers across the Eastern seaboard.
In Penrith, Knight Frank Sydney have listed a development approved project for fifty seven units, with planning, architectural and consultants fees already paid for and investigated, offering the unique opportunity for developers to capitalise on immediately and commence pre-sales.
Savills International have also showcased their latest development listing, this time in Wollongong, with 34-48 Flinders Street offering development approval for 160 apartments across three towers. The enormous 6,008sqm site features a prominent gateway corner location less than 1km from the Wollongong CBD.
In Kings Langley, Cushman Wakefield are offering Lot 1, 1 Vardys Road - another substantial landholding of some 9,500sqm that boasts flexible development potential for either two hundred residential apartments or six hundred aged care apartments. The R4 High Density Residential zoning also offers three street frontages on a clear, levelled site.
Ray White Commercial have also listed 134-136 Linden Street, Sutherland - a project featuring development approval for sixty-two apartments on a large land parcel of 2,864sqm.Â
