Purpose-built Melbourne childcare centre AMIGA Montessori has been listed for sale as the industry experiences high levels of investor demand.
Located at 8-12 Labilliere Street, Maddingley, the centre services an established regional community with seven schools within a 4km radius.
CBRE’s Sandro Peluso, Jimmy Tat, and Marcello Caspani-Muto are managing the sale via an Expressions of Interest campaign closing on February 16.
“With AMIGA Montessori’s teaching methods rising to worldwide prominence, their focus on areas of practical life, sensorial, language, mathematics and cultural enrichment has appealed to many parents as the perfect learning foundations for their children,” Mr Peluso said.
Montessori is a method of teaching developed by Dr Maria Montessori in 1907. Her educational methods were based on scientific observations of children’s natural learning tendencies and willingness to learn in prepared environments.
“Since the Governments support for the childcare industry has grown, the demand for childcare assets and businesses has increased, we’ve seen investors looking to deploy capital into this hugely lucrative sector,” added Mr Peluso.
The increased demand for childcare assets comes after the federal Governments most recent budget announcement of a $4.7 billion investment over the next four years, increasing the accessibility of childcare for families.
The current vendors and business owners, who are part of a private investment group, have owned and operated the centre since it opened in 2016. The centre has yielded a well-attended and historically high occupancy providing financial security.
Jimmy Tat added, “The centre being at near full capacity demonstrates how successful the business and its work culture is. We expect potential buyers to appreciate this, along with the location and catchment area providing a growing young population.”
