A skin care clinic is the newest addition to Mordialloc’s high-performing Main Street neighbourhood retail strip.
Fitzroys Agency Manager Tom Fisher negotiated the five-year deal for Shop 2, 532 Main Street at $35,000 per annum net on behalf of a private investor.
Fisher said the property’s flexible open-plan interior and highly-exposed location to the high volume of passing traffic via Nepean Highway and Main Street, attracted a range of businesses.
The 82sqm space is on the ground floor of a multi-level mixed-use development that is anchored by a 1,500sqm Aldi supermarket, and surrounded by notable traders including Woolworths, Amcal, Crust, Tommy Ruff, Mordy Surf, Commonwealth Bank and ANZ.
“This is a high-performing neighbourhood shopping strip that has historically experienced minimal vacancies, and has weathered the COVID period well,” Fisher said.
“The new tenant recognised this and was keen to take up a position in the Main Street, Mordialloc strip, wanting to take advantage of the high-exposure aspect, as well as the established catchment the strip services,” he said.
“Neighbourhood strips have been the place to go for a coffee, a catch-up, or to break up the day over the past year, and have been the avenue for Melburnians to reconnect with their local communities.”
He said service retailers such as health and beauty including nails, hair and skin clinics have been prominent in enquiring for Melbourne shopping strip retail opportunities over recent months.
“Enquiry throughout the suburbs has rebounded quickly following the short February lockdown,” he added.
